Stage 1 - The property inspection

The first stage towards putting your property up for let is to meet with a member of the Winchester Lettings team at the property for a FREE no obligation valuation appointment.

Stage 2 - The highest possible rent

Properties vary, as do the requirements of each landlord, so before the valuation appointment we will be doing our homework, compiling comparable rental details, a market overview, and current pricing trends for your consideration. During the valuation meeting you will be advised about any items or issues that may affect the rental yield you are likely to achieve. We will also advise you about any action you can take to maximise the rental and minimise the time taken to achieve it.

Stage 3 - Proper Presentation

First impressions count! Experience tells us that the presentation of your property will increase the marketability and the level of rental income that we achieve on your behalf. It therefore follows that your property should be presented to the highest standard possible to secure an early tenancy. Put yourself in the shoes of a prospective tenant and present your property as appealing and uncluttered as the home you would wish for yourself.

Winchester Lettings experienced team can advise you on all aspects of furnishings, fittings and decorations and if required recommend contractors to help you should you need it. We would also suggest that prior to letting you have the property and carpets professionally cleaned. The garden should also be made to look well tended.

Letting property is a competitive business, gone are the days when tenants would accept any property whatever the standard. Whether you are letting furnished or unfurnished accommodation the quality of decoration and contents will have an effect on both the level of rent and the time scales involved.

Like selling a home first impressions count, and corporate tenants in particular, often demand top specifications.

1. Choose neutral colours such as magnolia or cream for decoration.
2. Carpets, curtains and furnishings should be neutral or muted colours and be able to stand wear and tear.
3. Kitchens and Bathrooms need to be well equipped and we will advise you of the necessary appliances.
