Typically this service consists of the following we

3. Set up and witnessing of Assured Shorthold Tenancy
4. Collect first month’s rent & deposit
5. Set up Tenant & Landlord bank mandate

Let Only Service
We believe that this service is very comprehensive in comparison
to what our competitors offer. Typically our Let Only services
consists of the following we will.
1. Fully market your property
2. Reference the tenants for bank, landlords, employment
and credit check
3. Set up and witnessing of Assured Shorthold Tenancy
4. Collect first month’s rent & deposit
5. Set up Tenant & Landlord bank mandate
6. Provide an initial statement of account
7. Provide a Inventory & Schedule of condition at handover
of keys
8. Collect meter readings
9. Notify relevant suppliers of Gas, Electricity, Water
and Council Tax department of new occupiers
10. Lodge the tenants deposit with a regulated scheme &
release the deposit at the end of the tenancy with all parties
agreement.
NB. Please note that new regulations which started
in Oct 2006 Tenants Deposits must be held in an ‘approved
scheme’ and not in a landlord’s private bank
account. Winchester Lettings are able to undertake this
on your behalf. However, you will not be charged for this
service.
Managed Letting Service
The Full Management Service adds the following to the Let
Only Service. Winchester Lettings find that this option
is preferred by 75% of landlords who live overseas or a
long distance from the property.
1. Includes all points mentioned in the Let Only service
as well as
2. Collection of monthly rents & pay direct to landlord
designated account
3. Chase and advice for late payments. Guidance will be
given through to a court eviction
4. Periodic inspections carried out every 3 months
5. 24 hour tenant availability
6. Check in & check out of tenants
7. Negotiate any claims on deposit
8. Deal with any claims for rent protection polices if via
our provider
9. Provide monthly statements and account invoices
10. Maintenance/damage quotations arranged (cost could apply),
arrangement of works & safety checks payable from the
rental income if monthly rent is payable
11. Automatic renewal of tenancy agreements
12. Preparation & serving of relevant legal notices.

Lettings are able to arrange on your behalf rent protection
which will guarantee the rent for the term of tenancy in
addition to offering legal protection. Conditions do apply
